About This Project
In keeping with the ethos of our founder, AK Bell, the Gannochy Trust has laid out a vision of a 21st century model estate within a ‘Lifetime Neighbourhood’ that will meet the needs of all members of our community, both now and in the future. This will, we hope, nurture a sense of belonging within a wider community and offer residents an environment which is accessible, inclusive, attractive and safe.
This vision was encapsulated in a Masterplan for the new housing and existing Gannochy estate which was completed in 2016.
It is increasingly recognised that where we live is a hugely important factor in our overall well-being, and both the home and neighbourhood have a significant role in keeping us well and independent as we grow older.
Over the next two years, in addition to maintaining and improving the existing housing estate to a high standard, the Trust will be building 48 new affordable homes as part of an exemplar housing development. Within this we aim to place The Gannochy Estate at the forefront of 21st Century design, while respecting the values, ethos and vision of our founder’s 20th century estate.
Creating An Exemplar Build
This development will expand the Trust's provision of affordable rented accommodation to a wider range of people – small families and single people of all ages, including those who need some support to live in their own home.
The new housing has been designed to be more flexible, to enable houses to be adapted to the specific needs of tenants as their circumstances change. The mix for the housing expansion area will comprise:
- 38 two bedroom properties
- 6 one bedroom properties
- 4 three bedroom properties for famlies with specific needs

Masterplan Design Concept
The existing Gannochy Estate has a distinctive character which has been achieved through thoughtful design and a high quality landscape setting. Careful maintenance over the years has resulted in a neighbourhood with a very distinctive character and it is therefore extremely important that the new development becomes an evolution of the existing estate which retains the design ideas behind the original model village.
Sample site layouts and illustrations were prepared as part of the Masterplan process. These were not intended as final proposals but were developed to communicate the design principles and ethos that would underpin the new housing area. These have subsequently been developed into the more detailed designs which are now to be constructed.
